Mortgages in Tajikistan in 2026: banks, rates, documents
Which banks offer mortgages, what affects the rate, and how to get approval in two days.
Bank conditions change. Rates and examples in the article do not replace the current tariff: check the conditions directly with the selected bank.
Mortgages in Tajikistan are no longer exotic: housing loans are issued by several large banks, and rates start from 14% per annum in somoni (state program) and average 19–23%. We explain how the process works and what to pay attention to.
What affects the rate
Three main factors: the down payment, the loan term, and confirmed income. The larger the down payment (usually from 20–30%) and the shorter the term, the lower the rate. An official salary or stable account turnover for an entrepreneur significantly simplifies approval.
What documents are needed
Standard set: passport, income certificate for the last 6–12 months, documents for the selected apartment. If part of the income is remittances from abroad, check with the bank in advance how to confirm them: banks' practices vary.
How long to wait for approval
With a ready package of documents, many banks give a preliminary decision in 1–2 working days. Next is the appraisal of the apartment and proceeding to the transaction, usually another week. In total, it is realistic to complete everything from the application to the keys in two weeks.
Common mistakes of borrowers
First — taking the maximum amount approved by the bank: the payment should not exceed 40% of the family income, otherwise any force majeure will become a problem. Second — looking only at the rate and not reading the payment schedule and commissions. Third — taking out a mortgage on an apartment with unverified documents: the bank checks the property formally, the risks remain with the buyer.
