Districts of Dushanbe: where to live — a comparison for buyers

Sino, Shohmansur, Firdavsi, I. Somoni — prices, infrastructure, and which district suits whom.

“Which district is better?” is the most frequent question from our clients. The honest answer: there is no best district, there is one that suits your lifestyle. Let's compare the four main districts of Dushanbe.

I. Somoni — the center

Pros: everything is nearby — work, restaurants, parks, main streets of the city. The highest status and the most expensive rent if you plan to lease. Cons: the price per square meter is noticeably higher than average, courtyards of old houses are cramped, parking is a constant issue.

Sino — modern and growing

The main district for new buildings: new houses, spacious layouts, closed courtyards. A good choice for those who want modern housing and are ready for the fact that infrastructure is still being built in some places. Prices range from medium to high depending on the class of the building.

Shohmansur — family-oriented

An established district with schools, kindergartens, bazaars, and clinics within walking distance. Courtyards are green, neighbors have known each other for a long time. The choice of new buildings is more modest, but the secondary market is rich and prices are moderate.

Firdavsi — affordable and promising

The most affordable in terms of prices among the four. It is actively being built and acquiring infrastructure, transport links with the center are good. For a first apartment or an investment "for the future" — a very viable option.

How to choose in practice

Make a list of three things that are critical for you: time to work, school for children, budget. Eliminate districts that do not meet at least one criterion, and look at apartments only in the remaining ones. One day with a realtor who knows the city replaces weeks of independent searches — come, we will show you the districts in person.
