Apartment or commercial property in Dushanbe: calculating rental yield
Editorial illustration: it does not confirm the appearance of a specific property or area.
A comparison method for buyers: expenses, vacancy, contracts and net income. The example is hypothetical; sale listings cannot establish an actual market rental yield.

Compare properties by expected net income and risk, not just a promised rent. A sale catalog shows asking prices; it does not prove actual rent, occupancy or future capital appreciation.
Gross and net yield
A simplified gross yield is annual rent divided by the purchase price, multiplied by 100%. For a net calculation, use the realistically expected number of paid months, deduct expenses and divide the result by all invested funds: purchase, preparation and closing. With borrowing, calculate cash flow after lender payments separately. Do not mix rental income with an assumption that the property will later sell for more.
Illustration, not a Dushanbe market rate
Assume a purchase price of 800,000 somoni and an advertised rent of 5,000 per month. The nominal gross calculation gives 7.5% over 12 months. Eleven paid months produce 55,000. With hypothetical annual expenses of 12,000 and total invested funds of 850,000, the result before any uncounted costs is 43,000 / 850,000, or about 5.1%. Every number is an assumption to explain the formula, not evidence of local rent or a tax rate.
Questions about an apartment
Check renovation and furniture condition, recurring building charges, possible vacancy between tenants and a renewal budget. If the seller cites rental income, request evidence of actual payments under an existing lease. An advertisement or verbal promise does not replace that information.
Questions about commercial premises
Clarify permitted use, access, utilities, fit-out requirements and the contract term. Establish who pays for preparation, maintenance and reinstatement, how rent changes and what happens if a tenant leaves early. A higher advertised rent does not establish lower risk.
Making a decision
Prepare a base and an adverse scenario for each property: fewer paid months, extra works and delayed handover. Clarify applicable taxes and paperwork with a qualified professional. If the figures work only with no vacancy or costs, the margin is inadequate. See current sale offers when selecting a property to buy; this article does not promise rental or management services.
