Mortgage or developer instalments in Dushanbe: compare total cost
Editorial illustration: it does not confirm the appearance of a specific property or area.
Compare monthly payments, the down payment, the total and contract risks. The calculation is an illustration, not a bank or developer offer.
Bank conditions change. Rates and examples in the article do not replace the current tariff: check the conditions directly with the selected bank.

A mortgage and an instalment plan solve different problems. Compare written terms for a particular apartment: the price under each payment option, deposit, term, payments and when rights are registered. A “0%” promise alone does not establish that there is no extra cost.
What to compare
Write down the full apartment price for immediate payment and for the proposed schedule. Add interest, fees and applicable closing or mandatory service costs. Ask about penalties, early repayment and price changes. If the apartments differ, separate their price difference from the financing cost.
Illustration: monthly payment and total
Assume an apartment price of 800,000 somoni, personal funds of 300,000 and a balance of 500,000. Compare an illustrative amortising loan at 16% annually over 120 months with an illustrative interest-free plan for the same balance over 24 months. Fees and other costs are excluded. These are calculation assumptions, not confirmation of an available instalment plan or loan approval.
| Scenario | Approx. monthly payment | Approx. balance repayments | Approx. total with deposit |
|---|---|---|---|
| Loan, 16%, 120 months | 8 376 | 1 005 079 | 1 305 079 |
| Illustrative plan, 0%, 24 months | 20 833 | 500 000 | 800 000 |
Reading the result
A shorter plan repays principal sooner and requires a larger monthly payment. A longer interest-bearing loan has a lower monthly payment but higher total repayments. Compare the payment with reliable income and reserves rather than your best expected month. Actual schedules may differ because of rounding, fees and interest calculation methods.
Property rights and construction
Do not assume that ownership under every instalment plan starts only after the final payment: the agreement structure and applicable rules matter. Before paying, clarify the contract subject, registration, handover dates, delay remedies and assignment or sale options. Have the particular documents checked with a notary or an appropriate lawyer.
Checking actual terms
We checked Eskhata Bank’s published 16% somoni program on 15 October 2026. An available program does not mean every buyer is approved on those terms. Further examples and direct lender links are in the mortgage article. Obtain the particular developer’s instalment terms in writing.
