Median asking prices per m² from the agency’s active apartment catalogue, the calculation method and why unlike properties should not be compared directly.

A price per square metre helps compare different apartment sizes but does not replace assessing the particular property. Divide the asking price by the stated area and compare like categories. The figures below describe only the agency’s active apartments on the snapshot date.

Method: published unsold apartments with positive price and area only; houses, commercial premises and land are excluded. Prices are seller offers, not completed transaction amounts. The median is the middle of sorted values, rounded to whole TJS. A small sample does not describe the whole market. Price and availability may change: open the listing and confirm current terms before deciding.
Check the inputs
Confirm the price and the area it covers. Compare the listing area with documents and the contents of the offer. Ask separately about compulsory extra payments. A down payment alone cannot produce a comparable price per square metre.
How the district table is calculated
The asking price is divided by the area for each apartment with positive price and area values. The table shows the median of those individual ratios, rounded to whole TJS. This differs from dividing all prices combined by all areas combined. The apartment count indicates the sample size.
An equal price per metre does not mean an equal property
Compare condition, floor, building height, layout and included items. Clarify missing information before making a financial decision. A low price alone does not establish a title problem, while a high one does not prove construction quality or value. Ask the individual seller to explain differences.
Use it alongside a complete budget
After comparing per-metre figures, consider the full price, possible works and payment terms again. Record the date and listing references. The table is not a price forecast or evidence of yield. Open the catalogue for current offers because prices or availability may have changed since the snapshot.
